(1) Detached development may not be erected on a lot in a heritage conservation area or a draft heritage conservation area if the lot adjoins a lane, a secondary road or a parallel road.
(2) If the lot does not adjoin a lane, a secondary road or a parallel road, detached development (other than a detached studio) may be erected on the lot in a heritage conservation area or draft heritage conservation area if it--(a) is located behind the rear building line of the dwelling house, and(b) is no closer to the side boundaries than the dwelling house, and(c) has a gross floor area of not more than 20m 2.
