In every encumbrance executed after the twenty-third of December, 1893, unless
it is therein otherwise provided, there shall be implied a covenant by the
encumbrancer with the encumbrancee that he will pay the annuity, rent-charge
or other sum of money thereby secured at the times and in the manner therein
mentioned.
