Upon such transfer or other instrument being registered, the estate or
interest of the transferor, as set forth in the instrument transferred, with
all rights, powers, and privileges thereto belonging or appertaining,
including the right to sue upon and recover in his own name any debt, sum of
money, annuity, or damages, under such transferred instrument, shall pass to
the transferee, and such transferee shall, while he remains the
registered proprietor of such estate or interest, be subject to and liable for
all and every the same requirements and liabilities to which he would have
been subject and liable if named in the transferred instrument originally as
mortgagee, lessee, or encumbrancee.
