if —
(a) a
cause of action, arising from a forfeiture, to recover land accrues to a
person who has a future interest in the land; and
(b)
neither the person nor a person claiming under the person recovers the land,
a fresh cause of
action to recover the land accrues to a person who becomes entitled to
immediate possession of the land when that person becomes so entitled.
