for an estate in fee simple transferred under section 75 is not prevented from
creating in favour of any person an easement affecting the land only because
the land is to be used for a particular purpose or in accordance with a
particular condition, positive covenant or restrictive covenant, but must not
create any such easement without the permission of the Minister.
