(1) This section
applies to a residential tenancy agreement that creates a tenancy for a fixed
term unless the agreement is terminated before the expiry day.
(2) Subject to
subsection (3), a residential tenancy agreement continues as a periodic
tenancy after the expiry day on the same terms that applied immediately before
the expiry day.
(3) A competent court
may, upon application by the lessor or tenant, make such modification to the
terms of the residential tenancy agreement as may be necessary for, or
appropriate to, its continuance.
