(1) Where a tenant
under a residential tenancy agreement abandons the premises, the lessor shall
be entitled to compensation from the tenant for any loss (including loss of
rent) caused thereby, but shall take all reasonable steps to mitigate such
loss and shall not be entitled to compensation in respect of any loss that
could have been avoided thereby.
(2) A competent court
may, upon application by the lessor, order the tenant to pay to the lessor any
compensation to which the lessor is entitled under this section.
