When considering a
section 135 application, the Commission must have regard to all relevant
matters including but not limited to these —
(a) the
size, shape and dimensions of each lot;
(b) the
services available to each lot;
(c)
drainage of the land;
(d)
access to each lot;
(e) the
amount of public open space to be provided;
(f) any
relevant planning scheme;
(g) any
relevant regulations made by the Minister under the Act;
(h) any
relevant local laws relating to town planning.
